Builder-grade homes may not always come with distinctive design elements, but they provide a solid foundation with plenty of potential to reflect your personal style. I’ve transformed many basic homes into stunning, customized spaces that truly represent my clients’ tastes. In many cases, these homes serve as a blank canvas, making it easy to upgrade and create a space that feels uniquely yours.
Tip #1: Replace Basic Light Fixtures
If you’ve followed me at all, you know I treat lighting like jewelry for the home. I highly suggest replacing most, if not all, lighting in builder-grade homes because they are often cheap and basic. That being said, PLEASE do your part and donate them to Habitat for Humanity or Resource.
If your builder allows, you can request them to wire to the locations and put a cover plate over them until you can install that dramatic light fixture of your dreams. Different cities have different rules for passing inspection, but try not to install something just to rip it out after move-in day. In the photo below we are installing a beautiful chandelier on a light lift so that the client can easily lower the fixture to change the bulbs. And yes, I’m thankful I didn’t have to climb that ladder!
Tip #2: Add Custom Elements
It is worth consulting with a designer to figure out where to add some custom elements. Features like faux ceiling beams, shiplap, and custom built-ins add so much personality to a space and can easily be added after move-in day. We also suggest considering wallpaper to introduce pattern or texture.
In the custom mud room photos below, we added a patterned tile and vibrant green cabinetry. This room was delivered empty by the builder except for the plumbing.
Tip #3: Choose Custom Window Treatments
Builder-grade homes often include blinds as part of the package, but you may want to consider saving that cost and opting for more customized window treatments instead. However, if you plan to install motorized window coverings, be sure to ask your builder to include the necessary electrical wiring.
Tip #4: Customize Your Home’s Exterior
Exteriors can look just like all your neighbors’ houses if you’re not thinking creatively about how to differentiate your home. Consider adding a custom front door or custom designed railing (like the photo below) to make a statement. And don’t forget about exterior lighting! If HOA requirements don’t allow a new door or garage door, see if you can paint the front door a fun, bold color.
Tip #5: Give Your Backyard a Makeover
Landscaping is another way to set your home apart. Consider adding a patio, a shaded area in the backyard, or pathway lighting in the front. And, of course, add more vegetation–these elements are often minimal in new builds.
